How Should a Property Manager in Lincoln, NE Choose a Security Company?

Published:

The short answer: Start with your properties, not the vendors. Decide what each property actually needs, send every security company the same written scope, and choose the one that can show you how it reports, supervises and verifies its work, and that gives you one local contact who answers for all of it. Then hold them to it in the first 90 days.

Property managers are juggling owners, residents, maintenance, leasing and budgets all at once. Security is one more vendor on that list, and when it goes wrong you hear about it from everyone. I own Signal of Lincoln, and we work with apartment and student housing communities here in Lincoln, so this is the process I would want a property manager to use, whether they end up choosing us or not.

1. Map What Each Property Needs

A portfolio rarely needs one kind of coverage everywhere. Go property by property and write down the real problems: parking lot issues, people in the building who don't live there, amenity areas after hours, noise and parties, vacant units, or a front desk that needs a presence. That list tells you whether a property needs:

  • Mobile patrol, with scheduled visits that check doors, gates, lots and common areas, usually after hours.
  • A dedicated officer, who stays on site for the whole shift.
  • A mix, such as patrol most nights and a dedicated officer on move-in weekends, game days or during a problem stretch.

Our post on mobile patrol vs. dedicated officers goes deeper on that choice.

2. Send Every Company the Same Scope

You can only compare quotes fairly if everyone is pricing the same job. For each property, include the address, the hours, patrol or dedicated coverage, the areas that matter most, and who should be called first when something happens. Ask each company to walk the properties before giving a final number.

3. Ask the Questions That Actually Separate Companies

  • Who is my day-to-day contact, and who do I call at 2 a.m.? Is that person local?
  • Can I see a sample report? Look for clear writing and photos that show what the officer saw.
  • How do you prove patrols happened? Ask about checkpoint scans and GPS-tracked vehicles, and whether a supervisor reviews them.
  • How do officers treat residents? At a residential property, an officer is part of the resident experience. Ask how they handle a frustrated resident or a guest who doesn't want to leave.
  • How do you train officers for my property before they work it alone?
  • Will I see the same officers, and what happens when someone calls off?
  • What is included in the price, and can I see your certificate of insurance?

4. Put the Details in Writing

Before anyone starts, make sure each property has written post orders that cover what officers check, who they call first for maintenance, resident or emergency issues, what they should never do, and when you get a report. Good post orders mean a fill-in officer handles your property the same way your regular officer does. Also be clear about scope: security officers observe, report and follow your escalation procedures. They are not medical providers or maintenance staff.

5. Use the First 90 Days to Decide

The first few months tell you whether a company will be a real partner. Read the reports every week. Notice whether problems you flag get fixed, whether you see the same officers, and whether your contact calls you back. Set a review at the end of 90 days with your security provider to talk through what is working, what isn't, and whether coverage should change at any property.

Frequently Asked Questions

How should a property manager in Lincoln choose a security company?

Decide what each property needs, send every company the same written scope, and compare how each one reports, supervises and verifies its work. Choose the company with a clear local contact, then review performance after the first 90 days.

Do I need the same security at every property?

Usually not. Many portfolios use mobile patrol at most properties and add a dedicated officer where there is a front desk, a busy amenity area or a short-term problem.

Does Nebraska license security officers?

Nebraska doesn't license security officers at the state level, so the better question is how a company trains and supervises its officers, and whether it can show you that training is tracked.

Does Signal of Lincoln work with apartment and student housing communities?

Yes. We work with apartment and student housing communities in Lincoln, with both mobile patrol and dedicated onsite officers.
